My landlord will not let me out of my lease, I have tried negotiating and subletting?
I am buying a new house. I have 5 months left on my lease. I went to the landlord to find out if there was a way we could negotiate a cost for me to get out of my lease without penalties. They said no. Then I figured I will just move out and pay rent through the end, but they said I have to pay patio pools texas for utilities…ie water, electric, trash pickup, plus my lease states I cannot be absent from my apartment more than 5 days. Then I asked if I could sublet, with the occupant being approved through their criteria, they said no. So I am at the point where these apartments won’t work with me at all, I need a loophole. My neighbors let their dogs poop and pee on their patio and will not clean it up for a week. I have complained to the office, because their patio is about 15 feet directly next to mine, is this grounds for terminating? What should I do? Can they hold me to my lease exact, if they do not make everyone follow ALL the rules, ie grills on patios, minors at pool, broken down cars. If I did any of this I would get a notice ASAP. I am in Texas.
